Leaf season gets searched from summer on.

Searches for “vermont fall foliage” more than double from July to August and peak in September and October at 22,200 a month. A new article needs time before Google places it, so a foliage guide belongs online by early summer, not in September. The same goes for winter: “cape cod in winter” is highest in December and January.

Against Booking.com, Expedia and Tripadvisor, a single property rarely wins “hotels + town”. For questions about the area, the occasion and the season, it can, because booking sites have little of their own to say there. That’s where your guides come in.

Trails, beaches, the best month to come, what to do when it rains, where to eat in the off-season: you know the answers from conversations at the front desk. Written down, they become pages guests find before the trip and AI answers cite.

Write for the trip your property is made for.

Guests look for a getaway with the dog, a romantic weekend or a family vacation, and only then for a hotel. If you say clearly who your property is for and answer those guests’ questions, you get found for exactly those searches.

Turn readers into direct bookings.

Someone who arrives through your guide already knows your property and books directly if the way is short. So every article needs a pointer to the matching package and a link to your booking page, with the total price including mandatory fees.

Pitfalls and the law

What can go wrong in hotel content.

A guide on your hotel’s website is advertising for your property. These are the US rules worth knowing. This isn’t legal advice; if in doubt, ask your lawyer.

Prices without mandatory fees

If a guide names a rate, say for a fall foliage package, the FTC’s fee rule applies. Since May 12, 2025, anyone who advertises short-term lodging, from hotels to vacation rentals, must show the total price including mandatory fees such as resort or cleaning fees, more prominently than other pricing information. Taxes may be left out of it, but the final amount has to be shown before the guest pays.

Reviews and testimonials

The FTC’s rule on consumer reviews bans fake reviews, a free night or discount in exchange for a positive review, and reviews by staff or their relatives on third-party sites that misrepresent their experience. Hiding bad reviews while implying you show all of them is banned too. Asking every guest for an honest review is fine.

Accessible rooms

If guests can book through your website, the ADA requires you to describe the accessible features of your property and guest rooms in enough detail that a guest with a disability can judge whether a room meets their needs. A vague “ADA compliant” in a guide doesn’t replace those details, so link to the room descriptions. “roll in shower hotel” gets 1,300 searches a month.

Comped stays for creators

Hosting a travel blogger or influencer for a free or discounted stay is a material connection under the FTC’s Endorsement Guides, and their post has to disclose it clearly and conspicuously. If you quote their praise on your own site, keep the disclosure with it.
